Avon Corner is an approximately 18,000 square foot retail building located on Saint Paul’s Grand Avenue street retail corridor. Originally constructed in the 1920s and 1930s for a grocery store and other shop space, the property was vacant when acquired by an affiliate of Exeter Realty Company in 1997 and was gutted and reconstructed for Restoration Hardware and Smith & Hawken (which has since been replaced by The North Face). Customer parking is provided in a parking lot adjacent to the building.
Cobalt Condominiums is a 93-unit upscale residential condominium project located in the historic Saint Anthony Falls neighborhood of northeast Minneapolis overlooking the Mississippi River and the downtown skyline. Completed in November of 2006 by an affiliate of Exeter Realty Company, the building is the first mostly glass high-rise residential structure to be constructed in Minneapolis and features a patented, award-winning pre-cast concrete structural truss system. The project has a distinctive 10-story blue glass tower facing University Avenue S.E. connected by a 6-story skyway to a second blue glass tower facing Central Avenue S.E. A 160-car below-grade garage provides parking for the residents. The project has received architectural recognition and an engineering award.
+ Grand Place Retail Center and Parking Ramp
Grand Place is a 39,000 square foot one-level retail building on Saint Paul’s Grand Avenue street retail corridor. The building has a basement level plus a two-level 209-car parking ramp located above the street level retail which is hidden behind five distinct architectural facades appearing as separate buildings that blend in with the surrounding historic Grand Avenue streetscape. The project was developed by an Exeter Realty Company affiliate on what had been a surface parking lot for more than 50 years and was completed in November of 2001 after a lengthy and controversial municipal approval process. The tenants of the project are Pottery Barn, J Crew, and HealthEast Medical Clinic (which replaced an original tenant, Bound To Be Read Bookstore). The project has received awards for its design and development process.
+ Highland Crossing Retail Center
Highland Crossing is a two-building retail center in Highland Village of Saint Paul. It was acquired by an Exeter Realty Company affiliate in 1998 from the project’s developer which had completed construction three years earlier. One building of approximately 20,000 square feet is leased to Barnes & Noble Bookseller, Starbucks, and Chipotle Mexican Grill and a second building of similar size is leased to Old Country Buffet, Noodles & Co., and several other tenants. Surface parking for approximately 200 cars is adjacent to the buildings.
+ Kamstra Center Office Campus
Kamstra Center is a four-building office complex located on a five-acre landscaped campus at the intersection of Interstate 35E and Shepard Road in Saint Paul. An Exeter Realty Company affiliate acquired the vacant three-building campus in 1991 from its former corporate owner-occupant. In 1993 and 1994, a fourth office building in the same “prairie school” architecture style as the original three buildings was added to the campus for a local advertising and public relations firm. When that business was acquired by a competitor in 1997, American Academy of Neurology leased most of the property and today occupies the entire property as its international headquarters. The property was sold in 2004.
+ Lunds Northeast Grocery Store and Retail Center
Lunds Northeast is an approximately 45,000 square foot retail center located in the emerging “East Bank” neighborhood across the Mississippi River from downtown Minneapolis and approximately one mile west of the main campus of the University of Minnesota. The project was completed in November of 2006 and features an upscale Lunds grocery store occupying approximately 30,000 square feet. The other tenants are Prairie Stone Pharmacy, North Memorial Medical Center Clinic, Caribou Coffee, Minneapolis Floral, White Way Cleaners, and Cost Cutters. An adjacent 140-car two level at-grade and above-grade parking ramp provides customer parking. The project site occupies almost two acres of land.
Milton Mall is an approximately 30,000 square foot one-story retail building on Saint Paul’s Grand Avenue street retail corridor. The property was renovated as an interior mall in 1985 by a previous owner and in 1992 an affiliate of Exeter Realty Company acquired the half-empty building out of bankruptcy. Tenants of the property today include the popular Salut Bar Americain, Birkenstock Footprints, and Park Dental.
+ Victoria Crossing South Mall Retail Center
Victoria Crossing South is an approximately 30,000 square foot one-story retail property located at the “100 percent corner” of Saint Paul’s Grand Avenue street retail corridor. Originally a Studebaker car dealership in the 1920s and later Grand Avenue Ford and the Minnesota Opera scene shop, the property was acquired by a previous owner in 1984 and converted to an interior mall with two restaurants and five retailers. An affiliate of Exeter Realty Company bought the building in 1993 from a Resolution Trust Corporation debt purchaser. Today the tenants include the regionally-prominent Café Latte cafeteria-style restaurant and Axel’s Bonfire Grill.
+ Victoria Crossing West Mall Retail Center
Victoria Crossing West is an approximately 30,000 square foot retail property on Saint Paul’s Grand Avenue street retail corridor. The building has two stories facing Grand Avenue and a one-story wing at the rear. Originally a bank building and a car dealership, the property was converted to the first “mini-mall” in the Minneapolis-Saint Paul area in the mid-1970s by a previous owner. An affiliate of Exeter Realty Company acquired the half-empty building in 1996 from a bank following a foreclosure. An eclectic collection of tenants occupy the building today, including Bread & Chocolate, Core Power Yoga, Hot Mama, InVision, Garden of Eden, Ten Thousand Villages, Karma, and the Bead Monkey, as well as Chipotle Mexican Grill.
