Cobalt Condominiums and University-Central Marketplace is a mixed-use ground-up development consisting of 93 residential condominiums in 10 and 6 story structures above a 45,000 square foot retail podium master-leased by a Lunds urban grocery store. A below-grade parking garage serves the residential units and a two-story at-grade and above-grade parking ramp serves the retail space. The property opened in November of 2006 and 91 of the residential units were sold as of July 2009. Cobalt is the first mostly glass high-rise residential building to be constructed in Minneapolis and features a patented pre-cast concrete truss structural system. The project has been recognized for its architecture and engineering.

Grand Place is a mixed-use ground-up development consisting of 39,000 square feet of retail space tenanted by Pottery Barn, J Crew, and HeathEast Medical Clinic and a 209 stall two-level parking ramp above the retail space. The exterior façade of the building is broken up into five different traditional designs that blend in with the architectural character of the surrounding historic retail corridor. The property opened in November of 2001 and has received design and development awards.
