INVESTMENT FUNDS

Exeter Realty originates and manages core, value-add, and opportunistic real estate investment funds for accredited individual investors, private equity groups, and public institutional investors.

Pioneer Property Partners LLC (Pioneer I) was organized in December of 2003 by Exeter Realty to consolidate six existing retail property ownership affiliates that owned retail centers which were acquired or developed by Exeter Realty in Saint Paul from 1991 to 2001. This fund involved 15 substantial accredited investors.

Pioneer Property Partners II LLC (Pioneer II) was organized in January of 2006 by Exeter Realty to acquire the entire Pioneer I portfolio. Its investors were Pioneer I and a wholly-owned subsidiary of a large public pension fund. The Pioneer II transaction also involved two additional retail centers in Minneapolis and Saint Paul.

Pioneer Property Partners III LLC (Pioneer III) was organized in January of 2006 by Exeter Realty to acquire and/or develop other retail centers in the Minneapolis Saint Paul region. This fund was terminated in 2010 and its investors were Exeter Investors LLC and the public pension fund involved in Pioneer II.

Ironton Asset Fund LLC (Ironton) was organized in April of 2009 by Exeter Realty to make investments in undervalued or distressed real estate assets primarily in the Minneapolis Saint Paul region. Its sponsor manager is Ironton Management LLC. Ironton seeks out investment opportunities that offer value-add or opportunistic potential over an investment time horizon of approximately five years. In addition to its own resources, Ironton makes investments with other private and public institutional investors with which Exeter Realty has prior relationships.
